We are a direct lender (we underwrite and fund in-house) and have a tremendous number of correspondent and wholesale loan sources which allows us to be fast, efficient and competitive.
Unconventional Properties
We love unique properties. We can finance hobby farms, vineyards and ranches, as well as mixed-use, non-warrantable condos, leasehold properties and estates with substantial acreage.
Investment Properties
If you are an investor, we speak your language. We will strategize with you to maximize your return. We have a wide array of investor products including low down-payment options (15% down up to $2.9 mil).
Financing for Foreign Nationals
Residency status and U.S. assets, income and credit history are not required to finance a purchase of real estate in California. We have products for you whether you are buying a vacation home or rental property.
Alternative Documentation for Self-Employed
Many property owners do not fit within conventional underwriting boxes based on the bottom line of their tax returns. We have funding sources that allow us to do “whole picture” evaluations and use alternative methods to analyze payment ability for the self-employed and investor borrower that may more accurately demonstrate the cash flow and resources to support the financing you seek.
Financing for Borrowers with over 10 Financed Properties
Conventional underwriting guidelines seem to punish the successful real estate investor by limiting the number of mortgages you can hold to 10 or less. We have institutional lending sources who reject this standard limit and are excited to work with clients with large real estate portfolios.
